HDB launches Sengkang commercial site for tender

The Housing and Development Board (HDB) yesterday put up for tender a commercial site in Sengkang Town.

The 99-year leasehold site, which is located at Sengkang West Avenue/Fernvale Road, has a site area of 94,618 sq ft and a maximum allowable gross floor area of 283,854 sq ft.

The tender will close on Jan 17.

In a separate statement yesterday, the HDB said that it has awarded a residential site at Yishun Ave 1 and Miltonia Close to joint bidders TG Development and Master Contract Service for S$138.9 million.

The joint bid for the 181,910 sq ft condominium site, which has a maximum gross plot area of 382,011 sq ft, translates to about S$364 per square foot per plot ratio.

FR residents, does this mean we can expect something like a hawker centre or mini shopping mall, etc here?

This site was reserved for commercial development previously.

High chances of a mini shopping mall with foodcourt. (My guess), my understanding is that fernvale plaza is a temporary solution previously for the resident at coral vale estate.

With the increase in the population at this area, we will need a larger shopping space soon, if it's a hawker centre alone... high chances that it will end up like new sengkang wet market and food centre with alot of stalls closing down.

I would say it will be more like rivervale mall or rivervale plaza or punggol plaza type of commercial development.

It will be like what Npg had mentioned. Good to have....choices......and there is the one at Greenwich V at Jalan Kayu/Yio Chu Kang Road junction.

Fernvale is getting more amenties. Nod

Yeah... Another mall next to LRT Smile Good for fernvale residents

Sigh... nothing on the Buangkok MRT line yet

Our value at fernvale go higher and higer.....

i heard now my area 3rm unit can sell at 300K....if rental can fetch about 2K per month. Expat are looking at our area due to near Seletar air base/airport/ aerospace...

haha. huat ah....

the area doesn't look very big leh. at most a shopping centre with nothing much. what's the point? Evil or Very Mad we still want cineplex Smile

Rivervale has rivervale mall, so fernvale will have a mall too. Anchorvale will have a mall too next time and I believe also in similar size. Compassvale already has one which is compasspoint.

Anyone have any idea what are they gonna build near fernvale point? They have covered the open field area. I heard it is going to be a shopping mall, how true is that? If it is a shopping mall, better be a good one. Very Happy

The land was bought over by SPH. Heard from a reliable new is that they are going to build something like Rivervale Mall.

SINGAPORE Press Holdings (SPH) and its subsidiary, The Seletar Mall, have entered into two separate loan agreements to partially fund the acquisition of a site in Sengkang.

SPH has entered into a loan agreement with DBS Bank for a term loan facility of $230 million, while Seletar Mall has entered into a loan agreement with OCBC Bank for a term loan facility of $138 million. Each loan is for a tenure of four years.

Seletar Mall was awarded the site by the Housing Board in January to develop a retail mall following a competitive tender. Seletar Mall is a joint venture between SPH's wholly owned subsidiary, Moon Holdings, and United Engineers Developments.

Aiyah.. Not so interesting la if like rivervale mall. Depending la what kinda tenant. Greenwich also nuthin much.. I was hoping for cinema.. Sengkang got few malls, plaza no cinema.. Scold
